
East Legon is one of Accra’s favorite real estate locations and is considered one of the top five neighborhoods in Ghana. It is bordered by the Tema-Motorway to the south, the Boundary road to the east, the La Bawaleshi Road to the north, and the Trinity road to the west.
Demographics
East Legon’s population is relatively moderate in comparison to other locations in Accra. It includes a large number of high net-worth property owners, middle-class residential tenants, shops, restaurants, schools, churches, and entertainment venues. Some of the well-known individuals that reside there include Ghana soccer legend, Abedi Pele, Despite Media mogul, Dr Kwame Despite, and a host of other C-level executives. Many middle-class individuals who do not have the financial resources to purchase a home at East Legon have opted to rent. Due to its proximity to the airport and the Central Business District of Accra. It serves as a cheaper, yet convenient alternative for them.
Commercial real estate
One of the major reasons many are attracted to the location is the presence of quality shopping centers. Some of the shopping centers include AnC Mall, Max Mart, and Melcom. Aside from shopping convenience, East Legon boasts many international schools that cater to mid-to-upper-income individuals. These include Ecole Ronsard, Lycee Francaise (formerly Ecole Francaise), and Kay-Billie Klaer. The leading global entrepreneurial school, MEST, is also located in East Legon and serves as a training center for aspiring tech startups. A number of churches are available for religious families and individuals. These include The Church of Pentecost, Assemblies of God, and the International Central Gospel Church.
Residential properties
East Legon has a variety of house types that cater to all property hunters. These include one to three-bedroom apartments, two to five-bedroom homes, and mansions with swimming pools and spacious parking space. Most of these homes come with modern and trendy architectural designs. Codco Creek, located opposite AnC Mall, is one of the leading gated estates in East Legon. The average price of a one-bedroom home at East Legon is about $90,000. East Legon includes a state-of-the-art police station that was built to help protect residents in the locality. Security is always on high alert and the area has about four different barriers set up each night to ward off criminals.
Real estate investment
A number of investors have remodeled old houses into commercial properties due to the growing popularity of the location. This includes the famous American House building that is now an iconic commercial space for shops and businesses. The plush neighborhood features quality potable roads, electricity, and water. The neighborhood connects to Spintex through the East Legon Underbridge, Madina, through the Boundary Road, University of Ghana, Legon, through the La-Bawaleshi Road, and the George Bush Highway (N1) through Shiashie. It is also closely bordered by Adjiringanor, which is off the Boundary Road. It takes an average of 15 minutes to drive from East Legon to the Kotoka International Airport, and about 45 minutes to the Central Business District.
